Property Description
Seller financing offered with only 20% down! This off-grid parcel is a paradise for nature lovers, history buffs, stargazers, and outdoor enthusiasts. It is zoned for agricultural use with a single-family dwelling allowed. The property consists of 156.63 acres and rests along a hillside sloping southward toward the salt flats of the Great Salt Lake giving it stunning vista views of the valley floor and the surrounding mountain ranges. Just 0.9 miles up Flat Road from the property is Stargazer Ranch (stargazerranchutah.com). Stargazer Ranch is the annual host site of Element 11 (element11.org) which is a Burning Man regional event held at Stargazer Ranch every June. The southern edge of the property was once part of the ghost town "Matlin", which was a Transcontinental Railroad town created by the Central Pacific Railroad in 1869. The former town of Matlin consisted of a small community of railroad workers who serviced the train, the tracks and the "wye" of which the wye grade can still be seen on site and is marked by a BLM historical sign. A fire in 2020 destroyed any remaining remnants of the town but the site could make for a curious metal detecting location. Matlin sits between the railroad ghost towns of Terrace, Kelton and Lucin. Also along the "Transcontinental Railroad Byway" one can explore art installations such as the Sun Tunnels of Lucin, the Republic of Zaqistan, and the Spiral Jetty. Also, along the route sits Golden Spike National Historical Park. For recreation seekers, also close by is Devil's Playground which is a great spot for camping, bouldering, UTV trails and rock climbing. The easiest access route to the property is to use Emigrant Trail Road to Red Dome Road. Red Dome Road will end at Stargazer Ranch, then head South on Flat Road to arrive at the property. If one cuts through the property on Flat Road you will then run into the Old Railroad Grade Road. Any vehicle would be able to travel these dirt/gravel roads although a 4x4 is recommended due to the remote nature of the area. An underground natural gas pipeline cuts through the northern portion of the property. Vegetation consists of Prairie Grass, Sagebrush, Wildflowers, and Cactus. Antelope are regularly seen on the property as well as elk in the winter months. There are also many rabbits, ground squirrels, lizards, and many varieties of birds in the area. The property is approximately 2.5 hours from Salt Lake City. Montello, Nevada is the closest town with limited services and has a Gas & Grocery, Bar & Grill, Motel, and Post Office. It is about 45 miles South West of the Property. Snowville is about 60 miles North East of the property and has limited services as well.
